Remedial sealant in Scottish Borders

Remedial sealant in Scottish Borders

Movement and expansion joints fail when the sealant cannot stretch. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. If you have caulk or the wrong sealant used in a wet area and sealant that came away because the surface wasn’t prepared, we can put it right, whatever the surface.

Bathrooms in smaller places like Scottish Borders work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

FAQs for Scottish Borders

Will you come out to Scottish Borders?

Yes, Scottish Borders is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Reston station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings. The product needed can limit the range.

What the job involves on each surface

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. We remove the failed sealant, fit backing and reseal.

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. Both are checked before we reseal.

When it isn’t the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Water damage behind tiles that needs a tiler
  • A tray or bath that’s cracked

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Expansion joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

What affects the quote in Scottish Borders

Your quote is based on your job. We look at:

  • The type of sealant required
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

What we need to know

When you contact us, these details help:

  • The type of property
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email

Asking for a quote is easy: let us know the job and the location. A few photos by email make the job easier to understand, and we’ll take it from there.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, depending on how many layers have to come out, and the area is left clean. Somewhere like Scottish Borders may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

How to prepare

  • Clear the area around the work
  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Never seal over old silicone
  • Never fill a movement joint with mortar or grout
  • Run the fan after every shower
  • Use a soft cloth, not a scourer, on silicone

Keep the room ventilated: use the extractor or open a window after showering.

If a joint has failed more than once, stop resealing it. Get the cause found first, otherwise the next attempt will fail too.

Remedial sealant in Scottish Borders: local notes

Scottish Borders is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you let a flat or house near Reston station, a joint that keeps failing is best fixed properly while the property is empty. In and around Scottish Borders, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.
