Remedial sealant & repairs in Preston, Scottish Borders
We cover Preston for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Worktop sealant that has shrunk and split
- Mould trapped under a layer of silicone
- A second bead peeling off the first
Remedial sealant for homes and businesses in Preston
Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. Typical jobs include floor or wall movement joints that have failed and caulk or the wrong sealant used in a wet area, across shrunken worktop sealant, mouldy bath & shower sealant and failed movement joints.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
All our work is covered by a 12-month guarantee, wherever you are in the Scottish Borders.

Preston: your questions answered
Do you cover smaller places like Preston?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is there a guarantee on remedial sealant in Preston?
All our work, in Preston and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Are you insured?
Yes. We are fully insured.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. There’s normally a reason: sealant over sealant, movement or another leak, and we deal with the cause first.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How do I get a quote for remedial sealant in Preston?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
When something else is needed
A few problems are outside what sealant work can do:
- Tiles that have come away from the wall
- Older mastics that may need an asbestos check before removal
- A tray or bath that is cracked
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
Joints and surfaces we work on
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Failed movement joints
- Expansion joints
Signs you need remedial sealant in Preston
Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.
Common reasons people contact us are:
- A shower that leaks however often it’s resealed
- Floor or wall movement joints that have failed
- Wide, uneven beads that look worse than the old ones
- Decorators’ caulk around a bath or shower
Around Preston, as everywhere, remedial sealant is only as good as the preparation behind it.
What to look for in a quote
- Who turns up on the day
- What happens if the job turns out different
- How the surfaces are prepared before sealing
- Whether all the old sealant comes out first
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep an eye on the ceiling below the bathroom
- Get the cause of a repeat leak found before resealing
- Act on a lifting corner right away
- Never seal over old silicone
Give the new sealant its full cure time: follow the cure time we give you.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
Landlord and commercial work in Preston
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
The process
We keep the work tidy and contained to the area we’re working on. The job usually takes a few hours, depending on how many layers have to come out. For a place like Preston, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We look at how the sealant has failed and check for movement or a leak path.
- All the old sealant comes out, including any layers underneath.
- The joint is cleaned, treated for mould and left to dry.
- Moving joints get backing and a flexible sealant to suit.
- The new joint is tooled neatly and we explain anything else we found.
How to prepare
- Mention if the joints have been sealed before
- Mention any tricky access
- Mention any leaks or damp you’ve noticed

Related advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What remedial sealant looks like in Preston
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For an older house near a landmark such as Preston Church, walls and floors in older homes can move, and sealant and grout show it first.

What affects the cost of remedial sealant
Jobs vary more than people expect. What affects the quote:
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- The type of sealant required
- Any mould that needs treating
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- If it’s domestic, commercial or a hotel
- Where the property is
- If someone has resealed it before
- The problem you’ve noticed
Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll take it from there.
