External mastic in Stow

Signs you need external mastic in Stow

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

The problems people usually mention when they call are:

  • Water getting into walls through failed joints
  • Sealant that has lost its bond to the brick or render
  • Panel joints letting water in
  • Joints with sealant missing in places

For landlords with property near Stow station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What your quote should include

  • Whether VAT is included
  • Which colour the sealant will be
  • What insurance they hold
  • The length of the guarantee

10 questions to ask before booking

External mastic in Stow, done properly

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where a rigid filler would soon crack. Common call-outs are for panel joints letting water in and cracked joints where brick meets render or frames, across façade panels, joints between brick and frames and copings & trims.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Keep movement joints as flexible joints, not mortar
  • Tell anyone working on the walls about the movement joints
  • Act on the first splits you see
  • Keep water from gutters off the wall

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Common questions in Stow

Is Stow in your area for external mastic?

Yes. We work across all of Scotland, and Stow is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can you help a landlord with a rental near Stow station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you seal joints where cladding meets other materials?

Yes. Different materials move at different rates, so the joint between them must be flexible. The sealant is matched to both sides.

How do you reach high-level joints?

Each building is different. Send us photos and a rough idea of the height and we will confirm how they can be reached safely.

When will the joints need doing again?

It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges and have them redone then.

Why do you put foam in the joint first?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides.

Can you seal over the old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

External mastic in Stow: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you live in an older home near St Mary's Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What sealant work can’t fix

In fairness, there are a few things sealant won’t fix:

  • Movement that is more than a sealant joint can take
  • Failed render or damaged cladding panels
  • Walls that need new movement joints cut into them

How it works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Around Stow, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Tell us about any water getting in
  • Clear items away from the joints we’re working on
  • For indoor joints, keep the area dry beforehand if you can
