Remedial sealant & repairs in Stow, Scottish Borders
Removing failed, mouldy or leaking sealant and putting it right for Stow, backed by a one-year guarantee. Ask us for a quote.
- Kitchen joints letting water behind the worktop
- Torn expansion joints
- Caulk or the wrong sealant used in a wet area
What happens if it’s left?
Remedial work takes longer than a straight reseal, but not by much: it takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

About our remedial sealant in Stow
Some sealant jobs are not a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. We’re often asked to deal with floor or wall movement joints that have failed and worktop sealant that has shrunk and split, across leaking tray & enclosure joints, failed movement joints and botched or over-sealed joints.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
You’re covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Run the fan after every shower
- Deal with small splits early
- Keep movement joints clear of mortar and paint
- Have loose fittings fixed before resealing
If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant cannot hold back a problem underneath.
A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into floors, walls or ceilings. Early action keeps it to a sealant job.
Stow homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you let a flat or house near Stow station, a joint that keeps failing is best fixed properly while the property is empty.

What we do, step by step
We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job normally takes a few hours for a typical bath or shower, longer where several layers have been applied, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you’re told about anything else we found.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit

What affects the quote in Stow
We quote each job individually. This is what makes a difference:
- How many areas need sealing
- Access and height
- Whether there’s mould to deal with
- The number and length of the joints
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
When you contact us, it’s useful to know:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- Pictures of the joints, sent by email
- Whether it has been sealed before
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.
Landlord and commercial work in Stow
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Do you need remedial sealant in Stow?
Joint depth matters. A bead bonded on three sides, or laid too thick, can’t flex, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.
Signs it’s time to call us include:
- Decorators’ caulk around a bath or shower
- Movement joints that have split or pulled away
- A shower that leaks however often it’s resealed
- Beads that never stuck properly
For an older house near a landmark such as St Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- Whether all the old sealant comes out first
- What happens if they find a problem under the old sealant
- What product goes in the joint
- Are they insured?
What the job involves on each surface
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We will tell you what we find.
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, then reseal neatly.
