Our bathroom resealing service in EH38

A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you send an email to info@mrmastic.co.uk, and you will get a clear quote before any work starts. Typical jobs include gaps where the bath or tray has moved and shrunken sealant along the back of a worktop, on wet rooms, sinks & splashbacks and baths.

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Where we work in EH38

EH38 has homes of every age, old and new, with plenty of rented property in places like Heriot. Sound sealant and clean grout keep water out and rooms looking cared for.

Our work covers the whole of Scotland, EH38 included. Longer journeys are planned in advance, and outdoor work around the weather.

Heriot: Whether the job is in Heriot itself or nearby, the right material for each joint matters as much as a neat finish. In and around Heriot, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Different surfaces, different methods

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.

What we are called out for in EH38

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

People normally contact us after spotting one of these:

  • Water escaping at the shower enclosure
  • Damp behind the bath or under the tray
  • Cracked, shrunken or lifting silicone
  • Black spots spreading through the bead

For landlords and businesses

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured for the work.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

What affects the quote in EH38

The price is agreed before any work begins. It’s based on:

  • Whether the work is at height
  • The product the joint needs
  • Mould in or behind the old joints
  • The number and length of the joints

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Whether it’s a home or a business
  • The rough size of the job
  • Where the job is, and your postcode
  • If someone has resealed it before

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Wipe up water along the back of the worktop
  • Stick to a soft cloth and a mild cleaner
  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Replacing the sealant early keeps the job small.

EH38 questions

Do you guarantee your resealing?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Are you fully insured?

Yes, we are fully insured for domestic and commercial work.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
