Your questions about gutter sealing in Heriot

Do you cover smaller places like Heriot?

Yes. Heriot is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What guarantee comes with gutter sealing in Heriot?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Will sealant fix a dripping gutter joint?

Most of the time. If the gutter is sagging or cracked, sealing won’t last, and we will tell you.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

About our gutter sealing in Heriot

It’s easy to live with a dripping gutter joint, but each shower sends water to the same place. Resealing it is a small job while the gutter is still sound. We work on uPVC fascias, roofline trims and soffit joints, and the jobs we see most are rain getting in around a garage door and quick sealant fixes on gutters that didn’t last.

External sealant needs dry surfaces, so outdoor work around Heriot is planned around the weather. Tell us how to reach each wall, gutter and roofline.

Each job carries a 12-month guarantee, large or small.

When something else is needed

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Guttering that needs replacing
  • Fascias that need replacing
  • Sagging gutters or broken brackets

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

What affects the cost of gutter sealing

There’s no set price list. The quote depends on:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • The size of the job
  • Mould in or behind the old joints

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Where the property is
  • The rough size of the job
  • A few photos by email, if you can
  • Whether it has been sealed before

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes anything from an hour or two to a few hours. For a place like Heriot, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we find the drip and check the gutter is not cracked or sagging.
  2. We clean out the joint and take out the old sealant.
  3. The area is dried so the sealant can bond.
  4. An exterior or gutter sealant is applied to the joint.
  5. The run is checked and any debris near the joints is cleared.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in

Why deal with it now?

Replacing guttering is a much bigger job than sealing joints. If the gutter is sound and the drip is a joint a reseal is all it needs. If it has failed, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Heriot buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

When to call us in Heriot

Sagging sections pull joints apart. Resealing a sagging joint won’t last so the brackets need attention first.

It’s worth asking for a quote if you see:

  • Gaps along fascia and soffit joints
  • Streaks down the brickwork from a leaking joint
  • Trim joints where the sealant has failed
  • Stop ends leaking at the end of a run

Whether the job is in Heriot itself or nearby, the right material for each joint matters as much as a neat finish.

Questions to ask before you book

  • How hidden problems are handled
  • Whether VAT is included
  • Whether they seal over old material or remove it
  • Are they insured?
