External mastic in Heriot

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. If you have joints with sealant missing in places and sealant pulling away from one side of the joint, we can put it right, whatever the surface.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Our work is backed for twelve months.

Outdoor mastic being applied where a white frame meets red brickwork, below the fascia and gutter

What we do, step by step

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes anything from a few hours to several days, depending on the building, including the tidy-up. Outside jobs in Heriot need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property
  • Keep children and pets away from the work area

How we quote for external mastic

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • Mould in or behind the old joints
  • The size of the job
  • How many areas need sealing

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

When you call or email, it’s useful to know:

  • The type of property
  • How we’d reach the joints
  • Roughly how big the job is
  • Whether it has been sealed before

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Render that’s blown, hollow or coming away
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Avoid pressure-washing directly into sealant joints
  • Do not let climbing plants root in the sealant
  • Keep movement joints as flexible joints, not mortar
  • Walk round the building once a year and look at the joints

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.

Small splits are the time to act. At that stage it’s a simple cut out and reseal.

FAQs for Heriot

Do you cover Heriot for external mastic?

Yes, Heriot is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Will you come out to Heriot?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Do you guarantee your work?

Yes. Every job comes with a 12-month guarantee.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

When to call us in Heriot

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, so it pulls away from the edges.

Most people get in touch after spotting one of these:

  • Weeds or debris growing in open joints
  • Hard, crazed mastic that has stopped moving
  • Joints where the bead has come unstuck
  • Panel joints letting water in

Whether the job is in Heriot itself or nearby, the right material for each joint matters as much as a neat finish.

What to look for in a quote

  • How much experience the applicator has
  • What preparation is included
  • Whether you can choose the colour
  • When the joint can take water or movement

How to choose a mastic man

External mastic in Heriot: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

What the job involves on each surface

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one before sealing.

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant.
