What affects the quote in Arniston

You will get a clear quote before any work starts. It’s based on:

  • The size of the job
  • Whether there’s mould to deal with
  • How many areas need sealing
  • Working hours on commercial sites

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Helping us quote

When you call or email, these details help:

  • How many joints, rooms or windows are involved
  • The type of property
  • Where the job is, and your postcode
  • If someone has resealed it before

We do not publish a price list. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.

External mastic in Arniston

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. If you are dealing with rain getting behind render or cladding at a joint and sealant pulling away from one side of the joint, we can put it right, on joints between brick and frames, façade panels and brickwork movement joints alike.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

Whatever the size of the job, you get the same one-year guarantee.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Arniston need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit

FAQs for Arniston

Can you help a landlord with a rental near Gorebridge station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do you cover smaller places like Arniston?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

How long should I leave it?

It depends on the product. We tell you how long to leave it before we go.

Are you fully insured?

Yes. We are fully insured.

What is a movement joint?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Walls that need new movement joints cut into them
  • Structural movement, which needs a surveyor or engineer
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

External mastic in Arniston: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Rented homes near Gorebridge station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. If you live in an older home near Hunterfield Road Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Have failed joints looked at early
  • Never let anyone fill a movement joint with mortar
  • Look over the joints every year, ideally after winter
  • Ask before painting over external sealant

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal before water has had years to get in.

How the job changes by surface

Cladding and façade panels

If the façade has a specified sealant, that’s what we use. Tell us what the building has when you get in touch.

Copings and trims

Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.

What happens if it’s left?

Resealing a run of joints in one go is normally better than patching one at a time. Joints of the same age tend to fail together, and access only has to be arranged once. In a place like Arniston, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
