Floor joint sealing in Arniston

Floor joint sealing in Arniston, done properly

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. We work on tiled floors, concrete floor joints and skirting boards, and common reasons people get in touch are cracked caulk along skirting in bathrooms and kitchens and skirting that has pulled away from the floor.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

A 12-month guarantee comes as standard.

What happens on the day

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a morning or an afternoon for most homes. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

How we quote for floor joint sealing

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • Any working-time requirements on site
  • Access and height

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • The rough size of the job

Need a quote? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before we start.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Have a cracking tiled floor checked before tiles break
  • Check the sealant is paintable before decorating
  • Keep caulk for dry, still joints only
  • Avoid sloshing water against skirting

Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant before it has fully cured.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.

What floor joint sealing looks like in Arniston

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Midlothian, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

For buildings such as Hunterfield Road Church, joints in its floors, skirtings and thresholds need resealing as they wear. If you let a flat or house near Gorebridge station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Questions from Arniston

Is Arniston within the area you cover?

Yes, Arniston is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is Arniston in your area for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Arniston is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

My floor grout keeps cracking in a line. Can you help?

Often, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.

Why not just use caulk?

Only on dry joints that do not move. Caulk cracks as the floor moves and the gap reopens. A flexible sealant lasts longer there.

Why does the gap under my skirting keep coming back?

Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant doesn’t.

What should I tell you?

Let us know what needs doing and where. We will ask anything else we need to know.

What does floor joint sealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Surface by surface

Skirting boards

Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing so the bead sits on a clean surface.

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. We reseal them with a sealant suited to wet areas.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What happens if it’s left?

Leaving skirting gaps until the next decorating job lets dirt and draughts in. It’s a quick job to seal them now in most rooms. In an older home around Arniston, damp from a failed joint can get into timber and plaster.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
