North Middleton External Mastic
Movement joints in North Middleton need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Movement joints filled with mortar instead of sealant
- Movement joints with cracked, split or missing sealant
- Sealant pulling away from one side of the joint
External mastic in North Middleton, done properly
Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we will confirm what’s needed to reach them safely. If you are dealing with sealant that has lost its bond to the brick or render and joints pointed up with cement by mistake, we can put it right, whatever the surface.
In and around a place like North Middleton, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
Each job carries a 12-month guarantee, large or small.

What we are called out for in North Middleton
Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.
Any of these means the joints need attention:
- Gaps where render, brick and frames meet
- Failed sealant between panels on a façade
- Joints with sealant missing in places
- Weeds or debris growing in open joints
In the older streets around Borthwick Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Different surfaces, different methods
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it, or one the system allows. Tell us what the building has when you get in touch.
Joints between dissimilar materials
Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.
The process
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the building. For a place like North Middleton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Getting ready for the visit
- Mention any tricky access
- Clear the area around the work
- Where the joints are inside, avoid wetting them before we arrive

North Middleton questions
I let a flat near Gorebridge station. Can you help?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you cover smaller places like North Middleton?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.
Can you seal joints between two different materials?
Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces with primer where required.
What is a movement joint?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.
Is the work guaranteed?
Yes, always. Each job is guaranteed for twelve months.
Where are you based?
We work from Crawley. We cover North Middleton and the rest of Midlothian.
How much does external mastic cost in North Middleton?
Size, access and the old material all affect the cost. Call for a quick quote.
What we cannot put right
To be straight with you, some problems need a different trade:
- Cracks in the bricks or render themselves, away from the joints
- Cutting new joints into brickwork, which is building work rather than sealant work
- Rising or penetrating damp from elsewhere in the wall
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Aftercare tips
How long the joints last depends on use and care. We suggest:
- Leave the joints unpainted unless we have said otherwise
- Get split or bare joints resealed while the damage is small
- Keep water from gutters off the wall
- Wash walls gently around the sealant
Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.
Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.
North Middleton buildings and the weather
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For landlords with property near Gorebridge station, outside joints that have cracked can let damp into a rental, so check them between lets.

Why act early in North Middleton
A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
