Bathroom resealing in Heriot, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include a messy, uneven bead from a previous reseal and shrunken sealant along the back of a worktop, across basins & vanity units, kitchen worktops & upstands and shower trays & enclosures.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Bathrooms and kitchens in Heriot

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

FAQs for Heriot

Do you cover smaller places like Heriot?

Yes, Heriot is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What guarantee comes with bathroom resealing in Heriot?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Do you have insurance?

Yes. We are fully insured.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

How long does it take to reseal a bath or shower?

Allow a couple of hours for a single bath or shower. You will know how long to expect before work begins.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we are fully insured.

The process

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. For a place like Heriot, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Landlords, agents and businesses in Heriot

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

For anyone letting property in or around Heriot, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

What affects the quote in Heriot

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • The type of sealant required
  • Any working-time requirements on site
  • The size of the job

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Asking for a quote

Before you ask for a quote, have a think about:

  • Where the property is
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

What we can’t put right

A few problems are outside what sealant work can do:

  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support
  • Damage behind the tiles that needs a tiler

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Wet rooms
  • Basins & vanity units
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What we are called out for in Heriot

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Keep an eye out for these signs:

  • Leaks into the floor or ceiling below
  • Two layers of silicone, both failing
  • Smears of silicone across the tiles
  • Shrunken sealant along the back of a worktop

Whether the job is in Heriot itself or nearby, the right material for each joint matters as much as a neat finish.
