How we handle external mastic in Copshaw Holm

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. If you’re dealing with rain getting behind render or cladding at a joint and failed sealant between panels on a façade, we can help, on copings & trims, brickwork movement joints and concrete & block alike.

Outside joints can only be sealed when they’re dry, so work in Copshaw Holm depends on the weather. Tell us how to reach each wall, gutter and roofline.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Do you need external mastic in Copshaw Holm?

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

Signs it’s time to call us include:

  • Weeds or debris growing in open joints
  • Joints with sealant missing in places
  • Water getting into walls through failed joints
  • Movement joints filled with mortar instead of sealant

Whether the job is in Copshaw Holm itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • Whether VAT is included
  • What guarantee comes with the work
  • How the colour is chosen
  • What happens if they find a problem under the old sealant

Walls and rooflines in Copshaw Holm

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

In and around Copshaw Holm, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

When it is not the sealant

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Damp that is not coming from the joint
  • Adding movement joints to masonry that has none
  • Movement that is more than a sealant joint can take

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Copings & trims
  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames

Why it’s worth doing now in Copshaw Holm

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

How the visit works

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on how much there is to do. Somewhere like Copshaw Holm may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Advice

Common questions in Copshaw Holm

Do you cover Copshaw Holm for external mastic?

Yes, Copshaw Holm is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Copshaw Holm?

Yes. Copshaw Holm is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you fully insured?

Yes. We’re fully insured for every job we do.

What colours does the sealant come in?

We choose a sealant colour to suit the brick, stone or render. Exterior sealants come in a good range of colours.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

What is a movement joint?

A vertical gap in a long brick wall is generally a movement joint. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Look over the joints every year, ideally after winter
  • Check the sealant is paintable before painting near it
  • Get split or bare joints resealed while the damage is small
  • Fix overflowing gutters above sealed joints

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

How the job changes by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.
