Sealant work in EH43

Bathroom resealing across EH43: what to expect

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Typical jobs include mouldy sealant that has gone black and gaps where the bath or tray has moved, across baths, wet rooms and kitchen worktops & upstands.

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take around two hours for one bath or shower, longer for a whole bathroom.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathroom resealing across EH43: local notes

From Walkerburn to its smaller places, homes across EH43 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Our work covers the whole of Scotland, EH43 included. Journeys are planned ahead, and outside jobs are booked around the forecast.

Walkerburn: Around Walkerburn, as everywhere, bathroom resealing is only as good as the preparation behind it. If you live in an older home near Walkerburn Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Signs you need bathroom resealing

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

The most common problems we see are:

  • A reseal done over the top of the old bead
  • Leaks into the floor or ceiling below
  • A bead that has pulled away from the tiles
  • Shrunken sealant along the back of a worktop

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Failed grout lines across the wall
  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Keep the fan on for a while after bathing
  • Avoid abrasive pads on the sealant
  • Dry the bead with a towel now and then
  • Do not let bottles sit on the bead

Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
