Bathroom resealing in Walkerburn

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include a reseal done over the top of the old bead and smears of silicone across the tiles, across baths, wet rooms and shower trays & enclosures.

A bathroom in a place like Walkerburn gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

All our work is covered by a one-year guarantee, wherever you are in the Scottish Borders.

FAQs for Walkerburn

Will you come out to Walkerburn?

Yes, Walkerburn is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What guarantee comes with bathroom resealing in Walkerburn?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Where are you based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Walkerburn need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Preparing for the visit

  • Mention any tricky access
  • Keep children and pets away from the work area
  • Clear items away from the joints we are working on

How we quote for bathroom resealing

Your quote is based on your job. We look at:

  • The number of rooms or windows
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • The amount of work

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business

If you’re in Walkerburn and need bathroom resealing, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

What the job involves on each surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Bathrooms and kitchens in Walkerburn

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to Walkerburn Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. In and around Walkerburn, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Tiles that have come away from the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units

How to look after the new joints

So the new joints stay in good condition:

  • Dry worktop joints after washing up
  • Squeegee the walls and tray after use
  • Give the silicone its full cure time
  • Keep bottles off the sealant line

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams. Several sites can go on one quote.
