Bathroom resealing in Peel, done properly

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have a bead that has pulled away from the tiles and black mould in the silicone that won’t clean off, we can help.

A bathroom in a place like Peel gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Common problems we fix in Peel

The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

People usually contact us when they notice one of these:

  • Black spots spreading through the bead
  • Water escaping at the shower enclosure
  • New sealant laid over old sealant that is now lifting
  • Lumpy, uneven sealant from a DIY attempt

Rented homes near Galashiels station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Questions to ask before booking

  • The length of the guarantee
  • Whether the sealant suits the joint
  • How long to leave it before use
  • Which colour the sealant will be

How the job changes by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Peel questions

I let a flat near Galashiels station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Is Peel in your area for bathroom resealing?

Yes. We work across all of Scotland, and Peel is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What do you need from me for a quote?

Let us know what needs doing and where, plus photos if you have them. We’ll ask anything else we need to know.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area.

How long does the new silicone need before I use the shower?

After around 24 hours in most cases. You’ll get the exact cure time before we leave.

Is it OK to put new sealant on top of the old bead?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It generally takes around two hours for one bath or shower, longer for a whole bathroom. For a place like Peel, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in
  • Try not to wet indoor joints just before the visit

What bathroom resealing looks like in Peel

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

When something else is needed

A few problems are outside what sealant work can do:

  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units

How to look after the new joints

To keep the joints looking good and working properly:

  • Use gentle cleaners on the silicone
  • Keep the fan on for a while after bathing
  • Wipe the sealant dry after showering
  • Keep scourers and sharp tools away from the bead

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

How we quote for bathroom resealing

You’ll get a clear quote before we start. It’s based on:

  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • The amount of work
  • Any working-time requirements on site

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it has been sealed before
  • Roughly how big the job is
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and send you a clear quote.
