What the job involves on each surface

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and if the tray needs refixing, we will say so.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

Bathroom resealing in Ashiestiel, done properly

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on basins & vanity units, sinks & splashbacks and baths, and common reasons people get in touch are mouldy sealant that has gone black and a joint torn by a bath that flexes.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Honest limits

New sealant cannot fix everything, and we will tell you before we start. Sealant will not put right:

  • Loose or hollow tiles, or failed tanking behind them
  • Movement from a bath with loose feet or no proper support
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

What bathroom resealing looks like in Ashiestiel

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Around Ashiestiel, as everywhere, bathroom resealing is only as good as the preparation behind it. Rented homes near Galashiels station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Ashiestiel is about 4 miles west of Galashiels, in the Scottish Borders. Questions from Ashiestiel

Will you come out to Ashiestiel?

Yes. Ashiestiel is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Galashiels station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s generally around 24 hours. Using it sooner can damage the bead.

Is white the only colour available?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

How much does bathroom resealing cost in Ashiestiel?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

How we quote for bathroom resealing

Your quote is based on your job. We take into account:

  • The product the joint needs
  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • How much there is to do

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and give you a clear price.

How the visit works

The work is kept neat and contained to the area we are working on. Expect the work to take a couple of hours for a single bath or shower, and we explain the cure time before we leave. Somewhere like Ashiestiel may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we’re working on

How to get a quote

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Advice

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Don’t leave water standing on kitchen joints
  • Give the silicone its full cure time
  • Keep bottles off the sealant line

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

What happens if it’s left?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In a place like Ashiestiel, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
