Different surfaces, different methods
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Bathroom resealing in Cardrona Village
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on baths, kitchen worktops & upstands and sinks & splashbacks, and common reasons people get in touch are lumpy, uneven sealant from a DIY attempt and gaps between the worktop and the wall.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

The process
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. For a place like Cardrona Village, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Getting ready for the visit
- Move anything stored near the joints
- Keep children and pets away from the work area
- Let us know about stairs, lifts or work at height

Advice
Do you need bathroom resealing in Cardrona Village?
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.
The most common problems we see are:
- Lumpy, uneven sealant from a DIY attempt
- Gaps between the worktop and the wall
- Gaps where the bath or tray has moved
- Damp behind the bath or under the tray
Around Cardrona Village, as everywhere, bathroom resealing is only as good as the preparation behind it.

What else we do in Cardrona Village
Cardrona Village: your questions answered
Is bathroom resealing in Cardrona Village guaranteed?
All our work, in Cardrona Village and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Cardrona Village?
Yes, Cardrona Village is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Where are you based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can I choose the colour of the sealant?
There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Bathroom resealing around Cardrona Village
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For an older house near a landmark such as William Cree Memorial Church, older homes can move a little, which is hard on rigid grout and tired sealant.

How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Keep the fan on for a while after bathing
- Wipe the sealant dry after showering
- Check the joints every few months for splits or lifting
- Don’t leave water standing on kitchen joints
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Work for landlords, hotels and businesses
If you manage several properties in or around Cardrona Village, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
Why deal with it now?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Around Cardrona Village, water from a failed joint in an older stone home can soak into timber and plaster.
The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.
