How we handle window mastic in Cardrona Village

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include gaps between the frame and the inside reveal and cracked or shrunken mastic around the frame, across patio & French doors, composite doors and uPVC windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Our work is backed for twelve months.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

Surface by surface

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. We will point out any rot we find, as a joiner will need to deal with it.

What we cannot put right

A few problems are outside what sealant work can do:

  • Damp problems in the wall away from the window
  • A door that needs adjusting, rehanging or new seals
  • Broken hinges, locks or handles

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Window sills
  • Composite doors
  • Patio & French doors
  • Timber windows & doors
  • uPVC windows
  • Aluminium frames

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Wipe condensation off the frames
  • Paint up to the joint, not over it
  • Repaint timber before it’s bare
  • Check the mastic once a year

Most silicone sealants will not take paint, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.

What affects the cost of window mastic

Call for a quick quote. What matters most is:

  • Access and height
  • The product the joint needs
  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove

Combining jobs into one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

What we need to know

When you call or email, it’s useful to know:

  • A few pictures by email, if you can
  • The rough size of the job
  • How we’d reach the joints
  • If someone has resealed it before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

Frames and glazing around Cardrona Village

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Cardrona Village, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. If you live in an older home near William Cree Memorial Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Cardrona Village: your questions answered

Is window mastic in Cardrona Village guaranteed?

All our work, in Cardrona Village and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Cardrona Village in your area for window mastic?

Yes, Cardrona Village is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Can new window sealant be painted?

Silicone generally will not take paint. Let us know beforehand, and we will use a paintable product where it suits.

Do you seal inside as well as outside?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Why it’s worth doing now in Cardrona Village

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take most of a day for a typical house, less for a few frames. Outdoor work around Cardrona Village depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Mention any tricky access
  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises

Advice

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
