About our window mastic in Cardrona
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through. If the draught is through the window seals instead, we will tell you. We work on composite doors, patio & French doors and uPVC windows, and the jobs we see most are rushed sealant from a window installation and old mastic that has gone black or come away.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Surface by surface
Timber windows & doors
Soft or rotten wood can’t be sealed successfully. We will point out any rot we find, as a joiner will need to deal with it.
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

Leave it or put it right?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Cardrona homes and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you live in an older home near William Cree Memorial Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

When to call us in Cardrona
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. A sealant that cannot keep up eventually tears.
Look out for these signs:
- Rushed sealant from a window installation
- Draughty joints inside around the window
- Cold air getting in at the frame edge
- Mastic that has split away from the wall
In and around Cardrona, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- How the surfaces are prepared before sealing
- Whether the sealant suits the joint
- Whether all the old sealant comes out first
- What the cure time is
Cardrona: your questions answered
Is window mastic in Cardrona guaranteed?
All our work, in Cardrona and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Can you do window mastic in Cardrona?
Yes. We work across all of Scotland, and Cardrona is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Can you do upstairs windows?
Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.
How long should I leave it?
That depends on the sealant used, so follow the cure time we give you when we finish.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.
What does window mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. For a place like Cardrona, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in

What we cannot put right
Sealant is not the answer to every problem, and we will tell you before we start. Sealant won’t put right:
- A failed sealed unit that has misted up
- Penetrating damp from a failed cavity tray or render
- A sash or casement that won’t close properly
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
