How we quote for fire rated sealant

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Access and height
  • How many areas need sealing
  • When we can work, for business premises
  • The number and length of the joints

Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • The address or postcode of the job
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • What’s wrong with the joints now

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

About our fire rated sealant in Cardrona Village

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. If you are dealing with door frames with gaps between frame and wall and open joints along the top of partitions, we can put it right, whatever the surface.

In a smaller place like Cardrona Village, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Issuing a fire rating or certificate for a building
  • Deciding what fire stopping a building needs
  • Problems with the door itself rather than the gap around the frame

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Door frames
  • Linear gaps
  • Pipe & cable gaps
  • Service penetrations
  • Plasterboard & masonry
  • Flats & HMOs

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Cardrona Village questions

Will you come out to Cardrona Village?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you guarantee your work?

Yes. Every job comes with a one-year guarantee.

Do you certify the fire stopping?

Ratings and certification sit with the product’s test evidence and whoever specified the work. We apply the specified product to the manufacturer’s details and list the locations and products for you.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Cardrona Village.

Can you fill the gap behind a fire door frame?

Yes, where the gap suits a sealant detail. We seal the frame-to-wall gap, not the door itself.

Why it’s worth doing now in Cardrona Village

If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now means you can show the action was taken. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Different surfaces, different methods

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement.

Flats and HMOs

Conversions usually leave a mix of old and new service holes. The gaps on your list are sealed with a fire-rated product.

What we are called out for in Cardrona Village

Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

It’s worth asking for a quote if you see:

  • Sealant items on a fire risk assessment action list
  • Fire stopping disturbed by later work
  • Ordinary sealant used where a fire-rated product was needed
  • Open holes round services passing through fire walls

Around Cardrona Village, as everywhere, fire rated sealant is only as good as the preparation behind it.

What to look for in a quote

  • What the quote includes, VAT included or not
  • When the joint can take water or movement
  • Are they insured?
  • Whether they seal over old material or remove it

How to choose a mastic man

How the visit works

We keep the work tidy and contained to the joints we are treating. Expect the work to take anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Cardrona Village need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Clear items away from the joints we are working on
  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules
