External mastic in Cove
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. Common call-outs are for sealant pulling away from one side of the joint and movement joints filled with mortar instead of sealant, on concrete & block, brickwork movement joints and render & cladding joints.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What happens on the day
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. For a place like Cove, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit
- Mention any tricky access

Related advice
What affects the quote in Cove
The price is agreed before any work begins. It’s based on:
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- The number and length of the joints
- Which sealant suits the joint
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
When you call or email, it’s useful to know:
- Any previous sealing or DIY work
- How we’d reach the joints
- Roughly how big the job is
- Where the job is, and your postcode

When something else is needed
We won’t take on work that will not last, so here’s what sealant cannot put right:
- Cracks in the bricks or render themselves, away from the joints
- Structural movement, which needs a surveyor or engineer
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Why act early in Cove
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Cove questions
Is Cove in your area for external mastic?
Yes. Our work covers the whole of Scotland, and Cove is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Do you cover smaller places like Cove?
Yes. Cove is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
How long does external mastic take?
As a guide, most jobs take a few hours to a few days, depending on the length of joint and the access. Bigger jobs take longer.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
How do I get a quote for external mastic in Cove?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.
Can you match the colour of my brickwork?
The sealant colour is picked to suit the wall so the joint blends in. Exterior sealants come in a good range of colours.
What is a movement joint?
It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Cove buildings and the weather
Cove is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Signs you need external mastic in Cove
A lot of failed joints come down to preparation: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.
The problems people generally mention when they call are:
- Gaps where render, brick and frames meet
- Sealant pulling away from one side of the joint
- Joints pointed up with cement by mistake
- Movement joints with cracked, split or missing sealant
Homes close to Cockburnspath Parish Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.
Questions to ask before you book
- What the quote includes, VAT included or not
- Whether the sealant suits the joint
- How long to leave it before use
- How much experience the applicator has
Surface by surface
Copings and trims
Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so the sealant in it must stay soft and stretchy.
