External mastic in Grantshouse

External mastic in Grantshouse, done properly

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. If you are dealing with sealant pulling away from one side of the joint and weeds or debris growing in open joints, we can put it right.

Outside joints can only be sealed when they’re dry, so work in Grantshouse depends on the weather. Let us know about access to every wall and roofline.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

The process

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. Around Grantshouse, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep movement joints as flexible joints, not mortar
  • Walk round the building once a year and look at the joints
  • Wash walls gently around the sealant
  • Leave the joints unpainted unless we have said otherwise

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal before water has had years to get in.

What we are called out for in Grantshouse

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.

If you can see any of these, it’s time to have the joints looked at:

  • Plants rooting in failed movement joints
  • Cracked joints where brick meets render or frames
  • Leaking joints around cladding and façade panels
  • Joints pointed up with cement by mistake

In the older streets around Grantshouse Church (Church Of Scotland), older walls, gutters and the joints where extensions meet them need a flexible sealant.

How the job changes by surface

Concrete and blockwork

Concrete faces can be dusty and porous, so preparation is key. A primer goes on where the product requires one before sealing.

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.

What external mastic looks like in Grantshouse

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For landlords with property near Reston station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Grantshouse is in the Scottish Borders. Anywhere in TD11, our applicators can take on external mastic. Grantshouse is one of 89 towns and villages in the Scottish Borders where we work. We also work in Edinburgh, around 36 miles away.

Questions from Grantshouse

Is Grantshouse within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Reston station?

Yes. We work for letting agents and landlords as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Can you reach joints on upper floors?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we will confirm what’s needed.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

How long does the job take?

Typically it takes a few hours for a handful of joints, longer for a whole elevation. Bigger jobs take longer, and we’ll tell you how long to expect.

Is it OK to fill a movement joint with cement?

No. Rigid materials cannot move with the wall and the joint fails. If it has already been filled, we can normally cut it out and reseal it.

Do you use backing rod?

That is backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. In a place like Grantshouse, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and send you a clear quote before any work starts.
