Grantshouse Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homeowners, landlords and businesses in Grantshouse. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Water escaping at the shower enclosure
- Damp behind the bath or under the tray
- New sealant laid over old sealant that is now lifting
How we handle bathroom resealing in Grantshouse
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you’re dealing with sealant that has split, shrunk or peeled away and gaps where the bath or tray has moved, we can help, on shower trays & enclosures, basins & vanity units and sinks & splashbacks alike.
In and around a place like Grantshouse, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All our work comes with a 12-month guarantee, wherever you are in the Scottish Borders.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Look for lifting corners and small gaps now and then
- Squeegee the walls and tray after use
- Wait for the cure time we give you
- Open a window or run the fan so the room dries
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
The process
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It usually takes half a day or less for one room, longer when the kitchen is included. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Before we arrive
- Mention any parking rules near the property
- Tell us about any water getting in
- Keep pets and children clear of the area while we work

Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Why deal with it now?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Grantshouse, damp from a failed joint can get into timber and plaster.
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

How the job changes by surface
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Bathrooms and kitchens in Grantshouse
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
If you live in an older home near Grantshouse Church (Church Of Scotland), walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Reston station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

When it is not the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Failed grout lines across the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A cracked shower tray or bath (that needs repair or replacement)
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
