Bathroom resealing in Cockburnspath, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on basins & vanity units, shower trays & enclosures and wet rooms, and common reasons people get in touch are damp behind the bath or under the tray and black spots spreading through the bead.

A bathroom in a place like Cockburnspath gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Whatever the size of the job, you get the same one-year guarantee in Cockburnspath and across the Scottish Borders.

Different surfaces, different methods

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.

When something else is needed

We will always be straight with you, so here’s what sealant cannot fix:

  • Tiles that have come away from the wall
  • A tray that rocks until it’s re-bedded
  • A tray or bath that is cracked through

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms
  • Baths

The process

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Bathroom resealing in Cockburnspath: local notes

Cockburnspath is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Homes close to Cockburnspath Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Cockburnspath is about 16 miles east of Haddington, in the Scottish Borders. Across the TD13 area, we can carry out bathroom resealing at your property. We cover 89 towns and villages across the Scottish Borders. For nearby work, see our Edinburgh page.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Stick to a soft cloth and a mild cleaner
  • Do not leave water standing on kitchen joints
  • Keep an eye on the corners, where splits start
  • Do not let bottles sit on the bead

Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

When to call us in Cockburnspath

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.

The problems people generally mention when they call include:

  • Water getting behind the bath panel
  • New sealant laid over old sealant that is now lifting
  • Gaps where the bath or tray has moved
  • Sealant that has split, shrunk or peeled away

Around Cockburnspath, as everywhere, bathroom resealing is only as good as the preparation behind it.

Questions to ask before you book

  • Is the old sealant removed completely?
  • What the quote includes, VAT included or not
  • What the cure time is
  • What insurance they hold

Our hiring checklist

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What happens if it’s left?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.
