About bathroom resealing in TD13

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across TD13. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on baths, wet rooms and kitchen worktops & upstands, and the jobs we see most are cracked, shrunken or lifting silicone and lumpy, uneven sealant from a DIY attempt.

Before we leave, we go over the finished joints with you. The visit itself generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Where we work in TD13

In TD13, bathroom resealing takes in flats, houses, rentals and businesses, from Cockburnspath and Cove to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. TD13 is part of the area we cover across Scotland. Parts of TD13 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are usually the first to need attention.

Cockburnspath: If you live in an older home near Cockburnspath Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Around Cockburnspath, as everywhere, bathroom resealing is only as good as the preparation behind it.

How we quote for bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • The amount of work
  • Whether there’s mould to deal with
  • Access and height
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

To make quoting easier, please include:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

When it is not the sealant

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Tiles that have come away from the wall
  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it isn’t properly supported

What we are called out for in TD13

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

People usually contact us when they notice something like this:

  • Leaking joints on a shower screen
  • Two layers of silicone, both failing
  • Sealant that has split, shrunk or peeled away
  • Shrunken sealant along the back of a worktop

How the job changes by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Landlords, agents and businesses in TD13

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured for the work.

TD13: your questions answered

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

How long does the new silicone need before I use the shower?

Generally after around 24 hours. We’ll tell you the cure time for the product we used.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Where are you based?

We are based in Crawley, and we work across South East England, London and Scotland.

Is it OK to put new sealant on top of the old bead?

No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
