Regrouting for Cove homes and businesses

About our regrouting in Cove

Most regrouting jobs include resealing too. Grout is for the joints between tiles, but corners and edges move, so they need flexible silicone instead. Doing both at once leaves the whole area sound. We work on bathroom wall tiles, shower walls and bathroom floors, and people most often call us about grout that’s cracking and breaking up and greasy, stained grout behind the hob.

A bathroom in a place like Cove gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Every job comes with our one-year guarantee, wherever you are in the Scottish Borders.

For landlords and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

The process

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes anything from a few hours to a full day, depending on the area. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we are working on
  • On commercial sites, let us know about site rules

Related advice

Do you need regrouting in Cove?

Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it with repeated use, until the joints are rough and low.

These are the problems we are asked about most:

  • Dirty, worn grout on a tiled floor
  • Corners filled with grout instead of silicone
  • Splashback grout that has darkened
  • Discoloured grout on otherwise sound tiles

For an older house near a landmark such as Cockburnspath Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before booking

  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it
  • How much experience the applicator has
  • How the surfaces are prepared before sealing

How to choose a mastic man

Why act early in Cove

Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Common questions in Cove

Will you come out to Cove?

Yes, Cove is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Cove for regrouting?

Yes. We work across all of Scotland, and Cove is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

How long will you be here?

Most jobs take a few hours for a shower enclosure, longer for a whole room. Your quote will say how long we expect yours to take.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can you regrout if a few tiles are loose?

Tiles that have come away need sorting first. We will show you which ones before any grout comes out.

Different surfaces, different methods

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Once it’s stained, new grout is often the only fix.

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.

Regrouting around Cove

Cove is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In and around Cove, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Look at the sealant in the corners now and then
  • Stick to mild products for cleaning grout
  • Keep the fan on after showering
  • Have loose tiles looked at early

Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Failed tanking or waterproofing under the tiles
  • A leaking shower valve or waste
  • A structure that flexes behind the tiles

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
