Glazing silicone in Cove

Glass replacement isn’t something we do, and misting between panes means a failed sealed unit. What we do is the silicone around the glass, which is where many leaks start. Common call-outs are for new silicone smeared over old sealant and failed sealant around rooflight glass, on glass-to-glass joints, glass-to-frame joints and glass balustrade bases.

Mastic can only go onto a dry joint, so outside work in Cove depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Surface by surface

Glass balustrade bases

Glass balustrades sit in a channel that’s often finished with sealant. Failed sealant there lets water collect.

Conservatory frames

Frame joints face sun and rain all year. A fresh bead seals them again.

How we quote for glazing silicone

There’s no set price list, because no two jobs are the same. What we look at:

  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • The type of sealant required

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

To help us quote quickly, please include:

  • The rough size of the job
  • How we’d reach the joints
  • A few pictures by email, if you can
  • The problem you’ve noticed

We do not publish a price list. Instead, we give you a clear price for your job. To get started, email us at info@mrmastic.co.uk.

FAQs for Cove

Does the coastal weather in Cove affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you cover Cove for glazing silicone?

Yes. We work across all of Scotland, and Cove is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

How long before the joint can be used?

It depends on the product and the temperature. We tell you how long to leave it before we go.

Why not top up the existing silicone?

It doesn’t last. The new bead cannot grip the old one so we take it all out and start clean.

Can you match the sealant colour?

We help you choose a colour that suits. The product needed can limit the range.

How do I get a quote for glazing silicone in Cove?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Windows and doors in Cove

Cove is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Cockburnspath Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in. Around Cove, as everywhere, glazing silicone is only as good as the preparation behind it.

Cove is about 8 miles south-east of Dunbar, in the Scottish Borders. If you need glazing silicone in Cove, it’s easy to get a quote: please drop us a line at info@mrmastic.co.uk. We cover the Scottish Borders from our Crawley base, Cove included. Cove is one of 89 places in the Scottish Borders where we work. There’s also a page for Edinburgh, roughly 33 miles from Cove.

Work in TD13 is quoted and booked the same way as anywhere else. If you need glazing silicone at a property on Lady Hall Road and Toll View or a nearby road, we can help. The process

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work starts. Most jobs take a few hours, depending on how many joints need doing. For a place like Cove, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property
  • Clear items away from the joints we are working on

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Cracked or broken glass
  • Structural problems with a conservatory roof
  • A frame that needs repairing or replacing

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Glass-to-glass joints
  • Shower screens
  • Glass-to-frame joints
  • Conservatory frames
  • Rooflights
  • Glass balustrade bases

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Keep conservatory gutters clear of leaves
  • Use gentle products around the joints
  • Check the silicone on glass every year or so
  • Keep air moving in the conservatory

Follow the cure time we give you before the joints get wet. After that, clean glass with a mild cleaner.

Act on black or lifting silicone early. Peeling silicone lets water in behind and the problem grows.

Leave it or put it right?

A quick bead over the old sealant might stop a drip for a while, but new silicone won’t bond to old and water soon finds its way back. Cutting out and resealing properly lasts. In a place like Cove, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
