Remedial sealant for Cove homes and businesses

When to call us in Cove

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. None of them last.

Most people get in touch after spotting one of these:

  • Sealant applied over old sealant that has lifted
  • Worktop sealant that has shrunk and split
  • Floor or wall movement joints that have failed
  • Leaks that keep coming back after resealing

Homes close to Cockburnspath Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • Which sealant they’ll use, and why
  • How hidden problems are handled
  • Whether they’re fully insured
  • Who does the work, and how experienced they are

How we handle remedial sealant in Cove

Two decades of sealant work means we recognise most failures quickly. We’re fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. We work on leaking tray & enclosure joints, botched or over-sealed joints and shrunken worktop sealant, and common reasons people get in touch are repeat leaks from the same joint and mould trapped under a layer of silicone.

Bathrooms in smaller places like Cove work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A 12-month guarantee comes as standard, so you are covered after we’ve gone.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the fitting rather than the joint
  • A tray or worktop that needs refixing first
  • Tiles that have come away from the wall

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Failed movement joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Expansion joints
  • Leaking tray & enclosure joints

What affects the quote in Cove

For a quick quote, just ask. What matters most is:

  • The number and length of the joints
  • Access and height
  • The number of rooms or windows
  • The old material and how stubborn it is

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Helping us quote

To make quoting easier, please include:

  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property
  • Mention any tricky access

Looking after it afterwards

To keep the joints looking good and working properly:

  • Find out why the sealant failed first
  • Keep the room well ventilated
  • Have loose fittings fixed before resealing
  • Do not wait for a small gap to become a leak

Give the new sealant its full cure time: generally around 24 hours, or as long as we advise.

Don’t keep resealing the same joint. Have someone find out why, or the next bead will go the same way.
