How we handle new build mastic in Cove

Some new-home owners let the house settle before resealing. For small cosmetic gaps, that is reasonable, but a failed shower or bath seal shouldn’t wait. Typical jobs include kitchen sealant that has pulled off the wall and leaking shower tray seals in a new home, across show homes, plot handovers and windows & doors.

Around smaller Scottish places like Cove, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Cove: your questions answered

Do you cover smaller places like Cove?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is there a guarantee on new build mastic in Cove?

All our work, in Cove and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across the Scottish Borders.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Can I send you my snagging list?

Yes. Send the list and a few pictures of the sealant items and we’ll give you a quote. We’ll flag anything that needs another trade.

Why does sealant fail so quickly in new builds?

Lots of new homes see sealant crack early. Rushed application on dusty surfaces makes it worse.

Signs you need new build mastic in Cove

Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Both fail early.

Any of these means the joints need attention:

  • Plot mastic for developers ahead of handover
  • Cracked sealant around new window and door frames
  • Skirting joints opening in the first winter
  • Joints pulling apart as timber shrinks

Around Cove, as everywhere, new build mastic is only as good as the preparation behind it.

10 questions to ask before you book

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

New build mastic in Cove: local notes

Cove is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

For jobs in and around Cove, choosing the right material for each joint is as important as a tidy finish.

What sealant work can’t fix

New sealant cannot fix everything, and we’ll tell you before we start. Sealant will not put right:

  • Broken tiles or a split tray
  • Leaking fittings rather than failed sealant
  • Deciding who is responsible under a builder’s warranty

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the number of plots. Outside jobs in Cove need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Clean sealant with mild detergent, not abrasives
  • Act quickly if a seal starts to leak
  • Record problems with dated pictures
  • Avoid running a DIY bead over the old one

Follow the cure time we give you before the area gets wet. Silicone is usually left for about a day to cure enough for use.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small.

Different surfaces, different methods

Plot handovers

Developers can send the plot schedule and specification. We seal bathrooms, kitchens, frames and floors as agreed.

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one in a matching colour.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured for the work.
