External Mastic in Ashiestiel

Problem with your movement joints in Ashiestiel? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.

  • Gaps where render, brick and frames meet
  • Movement joints with cracked, split or missing sealant
  • Failed sealant between panels on a façade

Trusted external mastic in Ashiestiel

External mastic in Ashiestiel, done properly

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall so the joint does not stand out. If you are dealing with weathered mastic that no longer stretches and joints where the bead has come unstuck, we can help.

Outside joints can only be sealed when they’re dry, so work in Ashiestiel depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Whatever the size of the job, it’s backed by our 12-month guarantee in Ashiestiel and across the Scottish Borders.

Common questions in Ashiestiel

Is Ashiestiel within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Galashiels station?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so it doesn’t stand out.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

How it works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Ashiestiel need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks

Advice

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

For anyone letting property in or around Ashiestiel, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number and length of the joints
  • The product the joint needs
  • Mould in or behind the old joints
  • The old material and how stubborn it is

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • A few photos by email, if you can

For external mastic in Ashiestiel, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

Outside joints around Ashiestiel

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Letting a property close to Galashiels station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Honest limits

We will always be straight with you, so here’s what new sealant will not do:

  • Walls that need new movement joints cut into them
  • Cracked brickwork or render that needs a builder or plasterer
  • Rising or penetrating damp from elsewhere in the wall

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Joints between brick and frames
  • Concrete & block
  • Copings & trims

  • Brickwork movement joints

Common problems we fix in Ashiestiel

If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall.

The problems people normally mention when they call are:

  • Plants rooting in failed movement joints
  • Hard, crazed mastic that has stopped moving
  • Rain getting behind render or cladding at a joint
  • Joints pointed up with cement by mistake

Historic houses such as Peel House, about 0.3 miles south-east, show how far back building around Ashiestiel goes.

Choosing a sealant specialist

Why it’s worth doing now in Ashiestiel

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Around Ashiestiel, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

Why us?

  • We leave the area clean and tidy
  • We’re fully insured
  • Every job guaranteed for a year
  • Arbo and Everbuild products

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again.
