What external mastic looks like in Blyth Bridge

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Blyth Bridge, as everywhere, external mastic is only as good as the preparation behind it. Homes close to Kirkurd Parish Church And Churchyard include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

How we handle external mastic in Blyth Bridge

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. We are often asked to deal with rigid filler in a joint that should flex and hard, crazed mastic that has stopped moving, across joints between brick and frames, brickwork movement joints and concrete & block.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Movement that is more than a sealant joint can take
  • Loose or hollow render, which needs re-rendering
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Joints between brick and frames
  • Façade panels

The process

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Blyth Bridge need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions

Advice

Why it’s worth doing now in Blyth Bridge

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

How the job changes by surface

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so its sealant has to stay flexible.

Questions from Blyth Bridge

Do you cover Blyth Bridge for external mastic?

Yes, Blyth Bridge is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Is there a guarantee on external mastic in Blyth Bridge?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Can you seal joints between render and window frames?

Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you.

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether the work is at height
  • The old material and how stubborn it is
  • The type of sealant required
  • The size of the job

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Helping us quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • The rough size of the job
  • Any access issues, like height or stairs

For external mastic in Blyth Bridge, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.
