External mastic in Newstead

External mastic for homes and businesses in Newstead

For buildings in Newstead, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We work on joints between brick and frames, façade panels and brickwork movement joints, and common reasons people get in touch are hard, crazed mastic that has stopped moving and movement joints with cracked, split or missing sealant.

Outside joints can only be sealed when they’re dry, so work in Newstead depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Your job is guaranteed for a year, as with all our work.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

If you manage several properties in or around Newstead, several properties can be quoted together. Send us the addresses and the work at each.

How we quote for external mastic

For a quick quote, just ask. The main things that affect it are:

  • Which sealant suits the joint
  • Any working-time requirements on site
  • The number and length of the joints
  • Access and height

Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • The rough size of the job
  • How we’d reach the joints
  • If someone has resealed it before

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

Different surfaces, different methods

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant.

Newstead buildings and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Walls that need new movement joints cut into them
  • Rising or penetrating damp from elsewhere in the wall
  • Cracking across the wall rather than at a joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints

Signs you need external mastic in Newstead

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.

These are the problems we’re asked about most:

  • Rigid filler in a joint that should flex
  • Damp patches traced to an open external joint
  • Movement joints with cracked, split or missing sealant
  • Hard, crazed mastic that has stopped moving

For landlords with property near Tweedbank station, outside joints that have cracked can let damp into a rental, so check them between lets.

How to choose a mastic man

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes anything from a few hours to several days, depending on the building, depending on the size of the job. Around Newstead, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
  • Let us know about parking restrictions
