DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

About our window mastic in Denholm

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on timber windows & doors, aluminium frames and patio & French doors, and common reasons people get in touch are cracked sealant at the sill ends and rain getting in at the frame or under the sill.

Outdoor sealant needs a dry surface, so window work around Denholm is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

A one-year guarantee comes as standard, so you are covered after we have gone.

How the visit works

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for a handful of frames, longer for a whole house for a typical job. Somewhere like Denholm may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Look round the frames every year or so
  • Keep drainage slots and sill grooves clear
  • Clean frames with a soft cloth and soapy water
  • Avoid harsh chemicals near the mastic

Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

What affects the quote in Denholm

For a quick quote, just ask. The main things that affect it are:

  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Whether the work is at height
  • The type of sealant required

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • Where the property is
  • How we’d reach the joints

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

Leave it or put it right?

A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. In an older home around Denholm, damp from a failed joint can get into timber and plaster.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

Denholm homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you look after a building such as Craigmount School, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Minto Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Different surfaces, different methods

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so they get particular care.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • Penetrating damp from a failed cavity tray or render
  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames

Your questions about window mastic in Denholm

Do you cover Denholm for window mastic?

Yes. We work across all of Scotland, and Denholm is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is window mastic in Denholm guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Will resealing my frames help with draughts?

In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Can you get sealant to suit coloured frames?

Yes, in most cases. Mention the frame colour when you ask for a quote and we’ll match it as closely as we can.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can I paint over the new sealant?

Most silicone cannot be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
