Why it’s worth doing now in Lilliesleaf

A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Around Lilliesleaf, water from a failed joint in an older stone home can soak into timber and plaster.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

How we handle window mastic in Lilliesleaf

There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We’re often asked to deal with sealant in the wrong colour for the frame and cracked internal joints between frame and plaster, across uPVC windows, aluminium frames and patio & French doors.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Each job carries a 12-month guarantee, large or small.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Walk round the house once a year and look at the joints
  • Don’t paint over the silicone
  • Keep solvents and bleach off the sealant
  • Clear any debris from frame drain holes

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

What window mastic looks like in Lilliesleaf

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Lilliesleaf, as everywhere, window mastic is only as good as the preparation behind it.

What sealant work cannot fix

It helps to know what we cannot do:

  • Condensation trapped between the panes
  • Faulty window hardware
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Surfaces we seal

  • Aluminium frames
  • Window sills
  • Timber windows & doors
  • Patio & French doors
  • uPVC windows
  • Composite doors

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we do, step by step

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a morning for a couple of windows and a door. Outdoor work around Lilliesleaf depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Advice

Common problems we fix in Lilliesleaf

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, while a joint packed solid cannot stretch. That is what backing rod is for.

If you can see any of these, it’s time to have the joints looked at:

  • Draughty joints inside around the window
  • Gaps where the sill meets the wall
  • Hard, cracked sealant around windows
  • Rushed sealant from a window installation

For jobs in and around Lilliesleaf, choosing the right material for each joint is as important as a tidy finish.

Lilliesleaf questions

Is Lilliesleaf in your area for window mastic?

Yes. We work across all of Scotland, and Lilliesleaf is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Lilliesleaf?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Can you do the inside joint as well?

Yes. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What does window mastic cost?

It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
