Fire rated sealant for homes and businesses in Denholm
Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. Typical jobs include old fire sealant that has split or come away and open joints along the top of partitions, on pipe & cable gaps, plasterboard & masonry and flats & HMOs.
For holiday lets, guest houses and community buildings in or near Denholm, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
Whatever the size of the job, you get the same one-year guarantee.

Common questions in Denholm
Is Denholm in your area for fire rated sealant?
Yes, Denholm is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Do you take on fire stopping in schools and offices?
Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Tell us how the building is used and we’ll plan around it.
Do you seal gaps around fire door frames?
Yes. We often seal open gaps hidden behind the architrave. Doors, seals and closers need a door specialist.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Can you do several jobs on one visit?
Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Honest limits
We’ll always be straight with you, so here’s what new sealant will not do:
- Large holes that need a different fire-stopping system
- Deciding what fire stopping a building needs
- Doors that are not fire doors in the first place
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Landlord and commercial work in Denholm
In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
We also work for property managers and facilities teams. We can quote a run of properties together.
How it works
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from a few hours to several days, depending on how many gaps there are. Somewhere like Denholm may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- We remove any old or unsuitable filler and clean the gap.
- Where the tested detail needs backing or fill, we fit it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- We record the locations and products used for your records.
How to prepare
- Keep children and pets away from the work area
- Tell us about any water getting in
- Let us know about parking restrictions

Looking after it afterwards
After the cure time, these simple habits help:
- Do not paint over fire sealant until it has cured
- File the fire-stopping record where your assessor can find it
- Check risers, ceiling voids and cupboards during building checks
- Include fire stopping when you schedule refits
Avoid covering a sealed gap with anything that isn’t part of the tested detail. Repairs should use a matching fire-rated product. Ask us if you are not sure which product was used.
A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record so you can show it was dealt with.
Fire rated sealant in Denholm: local notes
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
Schools such as Craigmount School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment. If you look after a church, hall or community building such as Minto Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking.

Why it’s worth doing now in Denholm
Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. In an older home around Denholm, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

Surface by surface
Flats and HMOs
In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance to keep disruption down.
Service penetrations
New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in with backing where the detail needs it.
