Fire rated sealant around Lilliesleaf

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

Around Lilliesleaf, as everywhere, fire rated sealant is only as good as the preparation behind it. Whether the job is in Lilliesleaf itself or nearby, the right material for each joint matters as much as a neat finish.

About our fire rated sealant in Lilliesleaf

We do not assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on pipe & cable gaps, door frames and flats & HMOs, and the jobs we see most are seals cut through by electricians, plumbers or data installers and unsealed gaps around fire door frames.

Work in a place like Lilliesleaf is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

All our work comes with a 12-month guarantee.

What affects the cost of fire rated sealant

The quote reflects the job in front of us. We look at:

  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • The type of sealant required
  • Working hours on commercial sites

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Helping us quote

When you call or email, it’s useful to know:

  • The type of property
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • The rough size of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • Fire doors that need new seals, closers or hardware
  • Certifying a building or signing off its fire safety
  • Big openings where sealant alone isn’t the tested solution

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Lilliesleaf depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. We record the locations and products used for your records.

Related advice

Looking after it afterwards

After the cure time, these simple habits help:

  • Report cracked or damaged seals as soon as you notice them
  • Plan fire stopping into any work that goes through walls or floors
  • Check whether a sealant can be painted before decorating over it
  • Look in service cupboards and ceiling voids from time to time

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Surface by surface

Service penetrations

Service penetrations are where new gaps often appear. We clean out what’s there and reseal to the right depth over any backing the detail calls for.

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
