About our fire rated sealant in Midlem
We don’t assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. Common call-outs are for ordinary sealant used where a fire-rated product was needed and open gaps behind door architraves, on linear gaps, flats & HMOs and door frames.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Do not paint over fire sealant until it has cured
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Ask every contractor to reseal any fire stopping they disturb
- Store the list of sealed gaps with your building paperwork
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
If a fire risk assessment has flagged a gap, don’t leave it for the next one. Have it sealed, then keep the record so the item can be closed.
Do you need fire rated sealant in Midlem?
Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.
Common reasons people contact us are:
- Seals cut through by electricians, plumbers or data installers
- Gaps filled with a product that isn’t fire-rated
- Open joints along the top of partitions
- Open gaps behind door architraves
For landlords with property near Tweedbank station, any gap left by new services in shared walls should be closed with a fire-rated product.

Fire rated sealant around Midlem
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

Why act early in Midlem
Squirting in whichever sealant is nearest does not make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is normally more efficient than separate visits. We’ll give you a clear price for the lot.
Why us?
- Quality sealants from Arbo and Everbuild
- An ARBOMaster approved applicator

- More than 20 years in sealant work
How the visit works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access and we leave things clean and tidy. Outdoor work around Midlem depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
- Tell us if parking is tricky

Advice
What sealant work can’t fix
In fairness, there are a few things sealant will not fix:
- A wall that is not a fire-resisting element to begin with
- Assessing a building’s fire safety
- Big openings where sealant alone isn’t the tested solution
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What affects the cost of fire rated sealant
Every job gets its own quote. This is what makes a difference:
- The product the joint needs
- Whether there’s mould to deal with
- Working hours on commercial sites
- The number and length of the joints
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What we need to know
There’s no need for technical detail. Just tell us:
- What’s wrong with the joints now
- Where the job is, and your postcode
- Pictures of the joints, sent by email
- The type of property
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.

Your questions about fire rated sealant in Midlem
Can you help a landlord with a rental near Tweedbank station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Midlem?
Yes, Midlem is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
How do I get a quote for fire rated sealant in Midlem?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
What does intumescent mean?
Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one of the options. The specification and the tested detail decide which is used.
How long does the job take?
Typically it takes anything from a few hours to several days, depending on how many gaps there are. Larger jobs naturally take longer.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first, so the new sealant bonds properly.
Is standard sealant good enough for a fire gap?
No. Ordinary silicone, caulk or foam isn’t tested as fire stopping. We cut it out and reseal with a fire-rated product.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
