What happens if it’s left?

Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Window mastic for homes and businesses in Ancrum

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on timber windows & doors, window sills and uPVC windows, and common reasons people get in touch are sealant in the wrong colour for the frame and cold air getting in at the frame edge.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work is covered by our one-year guarantee.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Do not use solvent cleaners on the joint
  • Repaint timber before it’s bare
  • Avoid blasting the frames with a pressure washer
  • Make sure the drainage slots aren’t blocked

Silicone cannot generally be painted, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.

How we quote for window mastic

The quote reflects the job in front of us. We look at:

  • The old material and how stubborn it is
  • Access and height
  • How many areas need sealing
  • Any working-time requirements on site

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Asking for a quote

To make quoting easier, please include:

  • Roughly how big the job is
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • Any previous sealing or DIY work

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Ancrum homes and the weather

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Ancrum Old Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

When to call us in Ancrum

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. That is what backing rod is for.

Any of these means the joints need attention:

  • Hard, cracked sealant around windows
  • A bead that does not match the frame
  • Whistling draughts around closed windows
  • Water coming in at the bottom corners of a door

In and around Ancrum, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Before you book anyone

  • What the quote includes, VAT included or not
  • Whether they seal over old material or remove it
  • How the surfaces are prepared before sealing

Choosing a sealant specialist

The process

On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Move anything stored near the joints
  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks

Getting a quote

Advice

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Soft or decayed wood in the frame
  • Condensation trapped between the panes
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Ancrum: your questions answered

Will you come out to Ancrum?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What guarantee comes with window mastic in Ancrum?

All our work, in Ancrum and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Can resealing stop a draught around my window?

Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

How long does it take to reseal the windows on a house?

A few frames take a few hours, while a whole house takes longer. You’ll get a timescale with the quote.

Where do you work from?

We’re a Crawley-based firm. We work across South East England, London and Scotland.
