FAQs for Ancrum

Is sand mastic in Ancrum guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover Ancrum for sand mastic?

Yes, Ancrum is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Can you match the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Is it possible to paint over sand mastic?

The usual advice is to leave sand mastic unpainted. If you are redecorating the window, ask us first and we will advise.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Sand mastic in Ancrum

A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. If you have modern sealant on a period surround and mastic worn away on windows facing the weather, we can put it right.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Our work is backed for twelve months.

Your quote is based on your job. We take into account:

  • Working hours on commercial sites

How the job changes by surface

Brick reveals

Sand mastic is also used where timber frames meet brick. It gives a traditional finish.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Ancrum homes and the weather

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

In the older streets around Ancrum Old Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. In and around Ancrum, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What we do, step by step

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. For a place like Ancrum, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work

Advice

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Renew mastic before redecorating the windows
  • Ask a joiner to look at soft timber first
  • Avoid heavy scraping on the mastic joint
  • Ask us before painting near the mastic

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.

What we can’t put right

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sashes that rattle, stick or will not open
  • Masonry that needs repairing

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
