Glazing & conservatory sealant in Ancrum, Scottish Borders
Glazing silicone for Ancrum and the surrounding area: careful preparation, the right product and tidy work. Call for a quick quote.
- Split or lifting silicone on glass
- Water getting into a conservatory at the joints
- Water tracking down the inner face of the glass
Do you need glazing silicone in Ancrum?
Dirt and grease stop silicone sticking. Where the joint wasn’t cleaned and degreased the sealant may lift within a few years.
It’s worth asking for a quote if you see:
- Sealant that was laid over old silicone and failed
- Cracked silicone between glass panels
- Silicone pulling away from the glass
- Leaks from the base of a shower screen
Around Ancrum, as everywhere, glazing silicone is only as good as the preparation behind it.
Before you book anyone

- How the colour is chosen
- Is VAT in the price?
- Are they insured?
Glazing silicone in Ancrum, done properly
We renew glazing silicone on conservatories, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. We work on glass-to-frame joints, glass-to-glass joints and conservatory frames, and people most often call us about black or yellowed silicone on glass joints and rooflight joints letting water in.
In and around a place like Ancrum, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

FAQs for Ancrum
Is glazing silicone in Ancrum guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Ancrum?
Yes. Ancrum is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.
What sealant do you use on glazing?
Glass needs a sealant made for glazing. Ours is a neutral-cure glazing silicone and anti-fungal silicone in wet areas.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses, and we are fully insured.
How long will you be here?
As a guide, most jobs take anything from an hour or two to most of a day, depending on the size of the job. Larger jobs naturally take longer.
What happens on the day
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most jobs. For a place like Ancrum, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we agree the joints to be done.
- We cut away the failed silicone.
- We clean and prepare the joint.
- New glazing silicone goes in and is finished neatly.
- The joints are checked before we leave.
Getting ready for the visit
- Keep children and pets away from the work area
- Clear items away from the joints we’re working on

When something else is needed
To be straight with you, some problems need a different trade:
- Frames that have decayed or split
- Leaks from the roof covering or flashing (a roofer’s job)
- A sagging or failing conservatory roof
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What else we do in Ancrum
Why deal with it now?
A quick bead over the old sealant might stop a drip for a while, but new silicone will not bond to old and water soon finds its way back. Cutting out and resealing properly lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Why Ancrum customers choose us
- Any old sealant cut out fully, not covered over

How we quote for glazing silicone
For a quick quote, just ask. The main things that affect it are:
- The old material and how stubborn it is
- Working hours on commercial sites
- Mould in or behind the old joints
- The product the joint needs
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
- What the problem is, such as mould, gaps, leaks or cracking
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Frames and glazing around Ancrum
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you live in an older home near Ancrum Old Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Conservatory frames
Frame joints face sun and rain all year. Renewed sealant keeps water out.
