Window Mastic in Broadmeadows

- A bead that does not match the frame
- Water coming in at the bottom corners of a door
- Cold air getting in at the frame edge
How we handle window mastic in Broadmeadows
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We’re often asked to deal with cracked internal joints between frame and plaster and whistling draughts around closed windows, on uPVC windows, window sills and composite doors.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

What happens if it’s left?
Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. In a place like Broadmeadows, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Quotes for window mastic in Broadmeadows
Your quote is based on your job. We take into account:
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
- Which sealant suits the joint
- Whether the work is at height
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
- Any access issues, like height or stairs
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Landlords, agents and businesses in Broadmeadows
We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are, and the area is left clean. For a place like Broadmeadows, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- Where gaps are deep, backing rod goes in first.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Keep children and pets away from the work area
- Let us know about stairs, lifts or work at height
How to get a quote
We quote each job on its own, so start by telling us what you need. Just email us at info@mrmastic.co.uk with the details.

Signs you need window mastic in Broadmeadows
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. That is what backing rod is for.
Signs it’s time to call us include:
- Damp patches on the reveal after heavy rain
- Gaps between the frame and the inside reveal
- Gaps left after new windows were fitted
- Hard, cracked sealant around windows
Historic houses such as Bowhill House, about 1.8 miles south-east, show how far back building around Broadmeadows goes, and older homes nearby need a sealant that suits their walls.
What to look for in a quote
- What happens if they find a problem under the old sealant
- How the joint is cleaned and prepared
- Whether they’re fully insured
- What product goes in the joint
Broadmeadows: your questions answered
What guarantee comes with window mastic in Broadmeadows?
All our work, in Broadmeadows and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you do window mastic in Broadmeadows?
Yes. Our work covers the whole of Scotland, and Broadmeadows is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
Can new window sealant be painted?
Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Can you do upstairs windows?
Yes, as long as they can be reached safely. Tell us about access when you get in touch so we can plan the job.
Can you seal over the old sealant?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Clean frames with a soft cloth and soapy water
- Avoid harsh chemicals near the mastic
- Clear any debris from frame drain holes
- Paint up to the joint, not over it
On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
What window mastic looks like in Broadmeadows
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In and around Broadmeadows, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
