Sand mastic near Broadmeadows

Sand mastic in Broadmeadows, done properly

Traditional burnt sand mastic that sits naturally against stone and brick. It suits period and listed homes, where modern sealant can look out of place. If you have mastic dropping out of the joint and tired mastic found when preparing windows for paint, we can put it right, on stone surrounds, tenement windows and timber door frames alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Our work is backed for twelve months, in Broadmeadows and everywhere else we cover.

Broadmeadows questions

Is sand mastic in Broadmeadows guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Broadmeadows?

Yes, Broadmeadows is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Can landlords and businesses book you?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.

Is it possible to paint over sand mastic?

It’s traditionally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

Should I use sand mastic or silicone?

We’ll talk it through with you. Period homes often look best with sand mastic and newer frames suit modern sealant.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

What do you need from me for a quote?

Let us know what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It generally takes a few hours per window, depending on the condition of the joints. Somewhere like Broadmeadows may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

Getting ready for the visit

  • Tell us about any water getting in
  • Clear the area around the work
  • Let us know about earlier repairs to the joints

Sand mastic in Broadmeadows: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Around Broadmeadows, as everywhere, sand mastic is only as good as the preparation behind it.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What happens if it’s left?

Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and finishes neatly against the masonry. Around Broadmeadows, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

Looking after it afterwards

After the cure time, these simple habits help:

  • Check with your local planning authority if your home is listed
  • Take care around the mastic when scraping paint
  • Keep modern sealant off the mastic
  • Sort the mastic before the decorators arrive

Leave the new mastic alone while it firms up. It skins over quickly but needs longer to fully harden.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Common problems we fix in Broadmeadows

Timber swells and shrinks with the weather. That movement opens up the mastic joint little by little.

It’s worth asking for a quote if you see:

  • Draughts and rain around sash boxes
  • Gaps between timber frames and stone or brick
  • Mastic that needs renewing before redecorating
  • Weathered mastic on the most exposed windows

Historic houses such as Bowhill House, about 1.8 miles south-east, show how far back building around Broadmeadows goes.
