Window mastic near Peel

About our window mastic in Peel

Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. If you have white mastic on grey or black frames and rain getting in at the frame or under the sill, we can help, on composite doors, uPVC windows and window sills alike.

Outdoor sealant needs a dry surface, so window work around Peel is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Your questions about window mastic in Peel

Is Peel in your area for window mastic?

Yes. We work across all of Scotland, and Peel is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will you come out to Peel?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

Can you match the sealant to my frames?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.

Can landlords and businesses book you?

Yes. We work in homes, commercial premises and hotels, and we are fully insured.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. If we need more, we’ll ask.

Are you fully insured?

Yes. We’re fully insured.

How many windows can you do in a day?

It depends on access, the old mastic and the size of the frames. We’ll tell you how long your job needs when we quote.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Common problems we fix in Peel

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

The most common problems we see are:

  • Mastic that is falling out in pieces
  • Leaking joints at the ends of sills
  • Water coming in at the bottom corners of a door
  • Cold air getting in at the frame edge

Historic houses such as Peel House, about 0.1 miles south-west, show how far back building around Peel goes.

What your quote should include

  • The length of the guarantee
  • Who does the work, and how experienced they are
  • What product goes in the joint
  • What insurance they hold

Our hiring checklist

The process

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a morning for a couple of windows and a door. Outside jobs in Peel need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

What affects the cost of window mastic

Every job gets its own quote. This is what makes a difference:

  • How many rooms, windows or areas are involved
  • Access and height
  • How much there is to do
  • When we can work, for business premises

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What we need to know

When you contact us, it’s useful to know:

  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, email us at info@mrmastic.co.uk.

When something else is needed

A few problems are outside what sealant work can do:

  • A sash or casement that won’t close properly
  • Rotten timber, which needs a joiner first
  • Damp coming through the wall itself rather than the frame joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • uPVC windows
  • Window sills
  • Composite doors
  • Aluminium frames
  • Timber windows & doors
  • Patio & French doors

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wipe condensation off the frames
  • Use gentle cleaners on frames and sealant
  • Keep drainage slots and sill grooves clear
  • Look round the frames every year or so

Silicone can’t normally be painted, so mention any painting plans before work begins. We can use a paintable sealant where that matters.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

Frames and glazing around Peel

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For landlords with property near Galashiels station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
