Window Mastic in Darnick
Problem with your window and door frames in Darnick? We remove the old material, prepare the joints and seal them properly.
- Water coming in at the bottom corners of a door
- Cracked sealant at the sill ends
- Old mastic that has gone black or come away
Window mastic in Darnick, done properly
From a single sill to a whole house of windows, the work is priced before anything is done. To get one, drop us a line at info@mrmastic.co.uk with the number of frames and any access details for window mastic in Darnick. We work on uPVC windows, timber windows & doors and patio & French doors, and common reasons people get in touch are cracked or shrunken mastic around the frame and old mastic that has gone black or come away.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Big or small, it’s backed by our one-year guarantee.

How the job changes by surface
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match keeps the clean look.
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Avoid harsh chemicals near the mastic
- Keep timber frames painted
- Ventilate rooms so frames do not stay wet inside
- Avoid blasting the frames with a pressure washer
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Questions from Darnick
Can you do window mastic in Darnick?
Yes, Darnick is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you work for landlords with property near Tweedbank station?
Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is the work guaranteed?
Yes. All our work carries a 12-month guarantee, and we are ARBOMaster approved applicators.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we will quote it together.
When something else is needed
We will always be straight with you, so here’s what sealant cannot fix:
- A sash or casement that won’t close properly
- A failed sealed unit that has misted up
- Damp coming through the wall itself rather than the frame joint
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What we do, step by step
On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work starts. Most jobs take most of a day for a typical house, less for a few frames. Somewhere like Darnick may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First we look at every frame and agree the list.
- Next the failed sealant is cut away and the joint cleaned.
- Where gaps are deep, backing rod goes in first.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
Getting ready for the visit
- Tell us if parking is tricky
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can

What we’re called out for in Darnick
Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
Most people get in touch when they notice something like this:
- Gaps where the sill meets the wall
- Rain getting in at the frame or under the sill
- Cracked internal joints between frame and plaster
- Black, perished sealant on frames
Homes close to Holy Trinity Episcopal Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Frames and glazing around Darnick
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For landlords with property near Tweedbank station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
