DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Remedial sealant for homes and businesses in Eddleston
Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out. We are often asked to deal with beads that never stuck properly and worktop sealant that has shrunk and split, across leaking tray & enclosure joints, failed movement joints and expansion joints.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

What we are called out for in Eddleston
A lot of failed joints have been sealed over rather than replaced. Silicone doesn’t bond to silicone, so the new layer peels, and damp and mould settle between them.
Common reasons people contact us are:
- Movement joints that have split or pulled away
- A second bead peeling off the first
- Smears and lumps from a botched reseal
- Products that weren’t meant for the joint
In and around Eddleston, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.
Questions to ask before booking
- Is the old sealant removed completely?
- Which sealant they’ll use, and why
- How hidden problems are handled
- How long to leave it before use
Eddleston homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In the older streets around Eddleston Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What sealant work can’t fix
To be straight with you, there are a few things sealant won’t fix:
- Movement from fittings that are not supported
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Tiles that have come away from the wall
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Questions from Eddleston
Is there a guarantee on remedial sealant in Eddleston?
All our work, in Eddleston and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Is Eddleston in your area for remedial sealant?
Yes, Eddleston is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
How long should I leave it?
It depends on the product and the temperature. We tell you how long to leave it before we go.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Can you match the sealant colour?
Most of the time, yes. We’ll tell you which colours the right product comes in and agree one before any work starts.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
What does remedial sealant cost?
It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk and let us know what needs doing and where.
Aftercare tips
Looking after new joints is easy:
- Keep the room well ventilated
- Never fill a movement joint with mortar or grout
- Clean sealant with mild products only
- Always have old sealant cut out, not covered
Keep the room ventilated: use the extractor or open a window after showering.
Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.
What happens on the day
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a typical bath or shower, longer where several layers have been applied. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area
- Mention any leaks or damp you’ve noticed
Ask for a quote
Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.
Related advice
Different surfaces, different methods
Mouldy bath & shower sealant
Repeat mould usually points to a damp, poorly aired room. We will reseal and tell you if extraction looks to be the issue.
Movement & expansion joints
A sealant stuck to the back of the joint cannot stretch. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.
How we quote for remedial sealant
Call for a quick quote. The main things that affect it are:
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- Access and height
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
Helping us quote
Before you ask for a quote, have a think about:
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- Where the property is
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
