Bathroom resealing in Forth

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you’re dealing with sealant that has split, shrunk or peeled away and leaks into the floor or ceiling below, we can help, whatever the surface.

Bathrooms in smaller places like Forth work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Whatever the size of the job, you get the same one-year guarantee.

What we are called out for in Forth

Black mould is behind a lot of resealing. Steamy rooms that do not dry out give mould all the damp it needs, and mould that has grown into the silicone normally will not clean off.

It’s worth asking for a quote if you see:

  • Water getting behind the kitchen upstand
  • A joint torn by a bath that flexes
  • Two layers of silicone, both failing
  • Leaks into the floor or ceiling below

If you let a flat or house near Fauldhouse station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Questions to ask before you book

  • How long to leave it before use
  • What happens if the job turns out different
  • Whether they seal over old material or remove it
  • How the colour is chosen

Our hiring checklist

Leave it or put it right?

Sorting it now is quick: it takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Why us?

  • Anti-fungal silicone where joints get wet
  • Sealant colour chosen to suit
  • You choose the colour before work begins
  • Any old sealant cut out fully, not covered over

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Do not leave water standing on kitchen joints
  • Run the extractor fan during and after every shower
  • Avoid abrasive pads on the sealant

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

What affects the quote in Forth

Some jobs are bigger than they look, and some smaller. The main factors:

  • Working hours on commercial sites
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • The size of the job

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Asking for a quote

To make quoting easier, please include:

  • If someone has resealed it before
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can

Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

How it works

We keep the work tidy and contained to the area we are working on. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. Outside jobs in Forth need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in
  • Mention any leaks or damp you’ve noticed

How to get a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Bathrooms and kitchens in Forth

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Common questions in Forth

Do you work for landlords with property near Fauldhouse station?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you cover smaller places like Forth?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I get a quote for bathroom resealing in Forth?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

How long does the new silicone need before I use the shower?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

Is the work guaranteed?

Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
