Floor joint sealing in Forth

Floor joint sealing in Forth

We seal floor joints in homes, offices and commercial buildings across Forth. We start by checking the floor type and the joint, because the right sealant depends on both. Common call-outs are for failed seals where bathroom floors meet baths and panels and failed joint filler in concrete floors, across tiled floors, concrete floor joints and wet room & bathroom floors.

Around smaller Scottish places like Forth, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Big or small, it’s backed by our 12-month guarantee.

Floor joint sealing around Forth

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across South Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

Around Forth, as everywhere, floor joint sealing is only as good as the preparation behind it.

Forth is about 6 miles north-east of Carluke, in South Lanarkshire. Forth gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. 139 places in South Lanarkshire are on our list. You can also see our page for Edinburgh, about 22 miles away.

Your questions about floor joint sealing in Forth

Will you come out to Forth?

Yes, Forth is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do floor joint sealing in Forth?

Yes. We work across all of Scotland, and Forth is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you reseal concrete floor joints in an industrial unit?

Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor.

How soon can the floor be mopped?

We give you a cure time for each joint. Feet are generally fine first, then mopping, then heavy wheels.

Can grout be replaced with sealant on a tiled floor?

Often, yes, at the edges and along suitable lines. We remove the grout and seal the line with flexible sealant, giving the floor room to move.

Can you quote for more than one area?

Yes. Just list everything you need and you will get one quote.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee.

How the job changes by surface

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it if it’s in the right place.

Wet room and bathroom floors

Floor joints in bathrooms take water every day. They’re sealed with a flexible, anti-fungal silicone.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What happens on the day

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most rooms, longer for large commercial floors, including the tidy-up. Outdoor work around Forth depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can

Why act early in Forth

Putting new grout into a crack that keeps reappearing does not last. The movement is still there, so the grout fails again. A flexible movement joint is the fix. In an older home around Forth, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Why us?

  • A sealant colour to suit the surroundings
  • A 12-month guarantee on all work
  • Colour agreed with you before we start

Common problems we fix in Forth

Water and dirt collect in open floor joints. In wet areas, water runs into the gap at every clean and behind skirting and plinths.

Signs it’s time to call us include:

  • Caulk that has cracked where the floor moves
  • Skirting that has pulled away from the floor
  • Grout used at the floor edge instead of sealant
  • Threshold joints that have opened or worn

Rented homes near Fauldhouse station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Vacuum floor joints regularly to stop grit building up
  • Do not slide heavy items over sealed joints
  • Don’t paint over silicone
  • Avoid caulk in bathrooms and kitchens

Silicone sealant is not made to take paint. If you plan to paint, we’ll use a paintable product.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen over time.

What sealant work can’t fix

Before booking, it’s worth knowing the limits:

  • A tiled floor that needs relaying
  • Leaks from a failed tanking system
  • Bouncy or failing floorboards

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
