Floor joint sealing around Auchengray
Across South Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
For landlords with property near Breich station, a tidy floor and skirting joint helps a rental look ready for the next tenant. If you look after a church, hall or community building such as Auchengray Church, floor and skirting joints in halls and kitchens wear like any others.

Floor joint sealing in Auchengray
Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is normally the better choice. Typical jobs include skirting caulk that keeps splitting and failed joint filler in concrete floors, on concrete floor joints, wet room & bathroom floors and commercial floors.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Auchengray: your questions answered
Can you do floor joint sealing in Auchengray?
Yes. Our work covers the whole of Scotland, and Auchengray is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
I let a flat near Breich station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Can you seal where the floor meets the bath panel?
Yes. We cut out any old sealant or caulk and reseal with flexible silicone.
Why not just use caulk?
Only on dry joints that do not move. It splits once the floor shifts and the gap reopens. A flexible sealant lasts longer there.
When can I walk on the floor?
We’ll tell you before we leave. It depends on the sealant, and walking on it normally comes before mopping or wheeled traffic.
Do the sealants smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Why it’s worth doing now in Auchengray
Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Getting that choice wrong is a common reason joints fail. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

What happens on the day
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours, depending on the length of joint. Outdoor work around Auchengray depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied and tooled.
- Finally, we check the work and talk you through aftercare.
Preparing for the visit
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- On commercial sites, let us know about site rules

Advice
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Avoid sloshing water against skirting
- Don’t fill floor joints with caulk where they move or get wet
- Do not slide heavy items over sealed joints
- Do not paint over silicone
Keep heavy furniture from dragging across the joints. Dragging can tear the bead.
Small gaps are quick to seal. Left alone, they collect dirt and widen and are harder to clean out.
Different surfaces, different methods
Thresholds
Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and tool it flush.
Tiled floors
Large or heated tiled floors need room to move. Where needed, a line of grout is replaced with flexible sealant in a matching colour.
