Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Homes close to Auchengray Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Remedial sealant in Auchengray
Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out before the joint can be done properly. Typical jobs include caulk or the wrong sealant used in a wet area and a second bead peeling off the first, across shrunken worktop sealant, mouldy bath & shower sealant and botched or over-sealed joints.
A bathroom in a place like Auchengray gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

When something else is needed
In fairness, there are a few things sealant will not fix:
- A cracked shower tray or bath (that needs repair or replacing)
- Tiles that have come away from the wall
- Older mastics that may need an asbestos check before removal
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
Surfaces we seal
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Failed movement joints
- Expansion joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
The process
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in Auchengray need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work

Common problems we fix in Auchengray
All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.
These are the problems we’re asked about most:
- Smears and lumps from a botched reseal
- Over-sealed joints coming away
- Floor or wall movement joints that have failed
- Kitchen joints letting water behind the worktop
Letting a property close to Breich station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

How the job changes by surface
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We say so rather than reseal.
Mouldy bath & shower sealant
Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out.
Why it’s worth doing now in Auchengray
Spraying mould remover on a sealed-over joint does not reach what’s underneath. The layers have to come out. In an older home around Auchengray, damp from a failed joint can get into timber and plaster.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Don’t wait for a small gap to become a leak
- Check trays and worktops don’t move
- Run the fan after every shower
- Clean sealant with mild products only
Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
