FAQs for Law

Is Law in your area for remedial sealant?

Yes. Our work covers the whole of Scotland, and Law is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Do you work for landlords with property near Carluke station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

How long before the joint can be used?

Cure times vary by product and the temperature. Before we leave, we will tell you the cure time.

Do you guarantee remedial jobs?

Yes. Remedial work carries the same 12-month guarantee as all our work.

Can you reseal a split movement joint?

Yes. The depth is set with backing so the sealant only bonds to the two sides.

Where are you based?

We work from Crawley. Our applicators cover Law.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

How long does the work take?

A little longer than a standard reseal. Most jobs take a few hours, and we confirm the time with your quote.

Remedial sealant in Law

Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out. We work on shrunken worktop sealant, failed movement joints and botched or over-sealed joints, and common reasons people get in touch are thick, messy sealant smeared over tiles and sealant that came away because the surface wasn’t prepared.

A bathroom in a place like Law gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

You get a 12-month guarantee, the same in Law as everywhere else we work.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours, depending on how many layers have to come out, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints
  • Clear the area around the work

Getting a quote

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, send an email to info@mrmastic.co.uk.

How the job changes by surface

Movement & expansion joints

Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.

Common problems we fix in Law

All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks. At that point it has to come out.

The problems people generally mention when they call include:

  • Leaks that keep coming back after resealing
  • Over-sealed joints coming away
  • Sealant peeling off a dusty or damp surface
  • Wide, uneven beads that look worse than the old ones

For site and facilities teams at buildings such as Coltness High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Comparing quotes

Choosing a sealant specialist

What remedial sealant looks like in Law

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Carluke station, botched sealant from a previous quick fix is easier to strip out between tenants. For an older house near a landmark such as Overtown Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Law is about 2 miles north-west of Carluke, in South Lanarkshire. Jobs in Law get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Law is one of 139 places in South Lanarkshire we cover. You can also see our page for Glasgow, roughly 17 miles from Law.

Why it’s worth doing now in Law

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. Around Law, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

Landlords, agents and businesses in Law

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What affects the quote in Law

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The amount of work
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Where the property is
  • Whether it has been sealed before
  • Whether it’s a home or a business
  • Any access issues, like height or stairs

Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.
